Budgeting & Preperation

  • Prepare your monthly and yearly budget. 
  • Submit a proposed budget and supporting documentation to the board ahead of the annual budget meeting. 
  • Upon board approval, coordinate with a CPA for the annual financial report (as required by law) and the filing of federal corporate taxes. 
  • Each month, render (via email) a detailed budget-vs-actual report for the prior month, helping the board operate within the approved budget.

Assessment Collections

  • Assist the board by preparing a Collection Policy statement. 
  • When directed by the board and in accordance with your collection policy and governing documents, take action to collect delinquent assessments and forward documentation to the association's approved attorney. 
  • Provide the board with a monthly itemized report of all delinquent accounts. 
  • Handle monthly disbursements timely and efficiently.

Fee & Fine Collections

  • As authorized by the board, request, demand, collect, and receive payment for any charges due to the association. 
  • Maintain accurate, current account records for each member/unit — debits, credits, interest, and late charges. 
  • Calculate interest, late fees, and legal expenses on delinquent accounts at the rates stated in the association documents.
