Who We Are
The CAM Team was founded in May 2008 as a community association management company. The goal was to remain a small-to-medium-sized firm so our managers could provide superior—and genuinely personal—service to clients in the Clay County and Duval County areas of North Florida. Today, the firm manages 32 communities, totaling approximately 8,000 doors. Our goal at the outset is still our goal today.
As a service business, the owners and employees of The CAM Team strive to give boards and owners fast, courteous service in every area of day-to-day association operations. We believe communication is one of the most important parts of our business, and we answer phone calls, emails, and messages the same day whenever possible. Directors are given the manager's cell number for easy after-hours contact.

Daily Management
Manage, operate, maintain, and supervise your association's properties efficiently and satisfactorily.
Review current owners and addresses to confirm accuracy within 60 days of contract start, and continue monitoring the ownership database for ongoing accuracy.
Maintain a current owners’ roster and keep all records and documents separate from other clients' records — available during normal business hours for review by owners and their designated agents.
Board & Annual meetings
BOARD MEETINGS
Schedule, arrange, attend, and run your monthly board meetings — including having previous minutes approved and posted. We prepare and distribute notices as prescribed, arrange the meeting place, and email documents to the board beforehand.
ANNUAL MEETINGS
We prepare and assist the board with the annual meeting: proxies, ballots, agendas, sign-in sheets, summary reports, and committee reports are all prepared and copied in advance.


Communication is essential for a successful association.
Your community manager helps the board keep residents informed using a mix of new media, technology, and more traditional means — keeping channels open for both residents and board members.
We prepare and distribute notices as prescribed by Florida statutes, arrange your meeting place, and email documents to the board before meetings. We also provide an after-hours telephone response system for emergency assistance for condominiums and townhomes.
Maintenance oversight
Notify residents at least 72 hours in advance of work to be performed on their home or property (condos/townhomes).
Secure and coordinate proposals, assist in contract negotiations, and monitor contractors for compliance and performance within the management agreement.
Supervise contractors and assist the board in enforcing the conditions of their contracts.
Inspect the property for compliance within the scope of the agreement.
Approve minor repairs under the association's maintenance responsibility up to a predetermined amount without board approval, and emergency repairs involving health and safety at the manager's discretion.
Inspections & Compliance
The CAM Team provides designated personnel to inspect the community alongside your Community Association Manager. During inspections, we use a handheld unit that attaches photos of any non-compliance item directly to the letter being sent as positive proof of violation. All violation letters are sent as outlined in our scope of services. Board members can access the non-compliance software at any time from their own computer, tablet, or smartphone, and a monthly report of all non-compliance issues is provided to the board.
Accounting & Collections
The CAM Team has an accountant on staff who works closely with your association's CPA and board. Our accounts-payable staff validates and records all invoices weekly, and board members can view all reports, invoices, and checks in the accounting software at any time. Our collection department is headed by a licensed CAM partner/owner who works closely with your legal counsel and provides a monthly report of all delinquencies, foreclosures, bankruptcies, and authorized legal actions.

Legal coordination
Serve as Registered Agent for the association and act as liaison with contractors, government agencies, courts, attorneys, realtors, and owners.
Assist in enforcing the association's recorded governing documents, including oral and written notification of violations.
Bring items that may need an attorney to the board, and arrange for legal enforcement if directed.
